If you own in the St. Louis metro and you are not in a rush for one check, you can sell the way a bank does: a down payment on day one and a monthly payment after. Casa STL exists to publish that kind of house next to buyers who are already looking for it — including people with an ITIN or without a bank mortgage.
We are not your attorney, we do not magic up an appraisal, and we do not copy other sites’ ads. If you list here, the numbers come from you.
Why an owner picks this path
- Cash flow, not only a closing. A buyer who will not clear a bank may still have a down payment and a monthly that works. You stop carrying a vacant house and start collecting.
- A marketplace, not “one person’s houses.” Casa STL is not a closed inventory. The bungalow at 6566 Joseph Ave is published with its real numbers ($87,000, $3,000 down, advertised $975 monthly, 30 years, 1/1, 714 sqft). Yours, if it fits, publishes with yours.
- Buyers who already read in Spanish. The site is Spanish-first. There are families in the metro who will never fill out a GSE mortgage app and will apply here.
None of that guarantees a closing. A clear listing saves showings that go nowhere.
What to decide before you list
Be concrete. The market fills with noise when a seller has not thought through:
- Asking price
- Minimum down payment
- Monthly payment you want to advertise (a number, not a “rate more or less”)
- Term (for example 30 years) and whether there is a balloon
- Vacant, tenant-occupied, or owner-occupied
- Real photos — not stock, not another listing’s pictures
Casa STL will not invent an interest rate for your card. If you do not have a rate, we publish the monthly as an advertised figure, with the same disclaimer you see on Joseph Ave: it does not include taxes or insurance, and it is not a credit offer.
How to list on Casa STL
Go to Sellers. Leave the address, city and ZIP, beds, baths, square footage if you know it, and whether you will owner-finance. Link photos (Drive, Dropbox) or say you will send them later. Nothing is published until we talk.
Do not put another business’s phone on our form. The message comes to Casa STL.
What buyers look for on your listing
They look at price, down payment, advertised monthly, status (available / coming soon / pending), and photos. Then they apply or request a showing. They will ask the things in our questions guide: taxes, insurance, balloon, late pay. Have those answers, even if the answer is “we will do that with the attorney.”
If your house is in Saint Louis or another metro municipality, say the real name. Do not relabel the city to sound like somewhere else.
What we will not do
We will not promise a number of offers. We will not put your house up with someone else’s photos. We will not mix your brand with other owner-finance marketplaces. We are not, by default, a broker or a lender: we connect. If your deal needs a licensed professional, say so and the listing can reflect it.
Selling with owner financing in St. Louis is clear numbers and patience. If that is what you want, list the house.
